A striking, ultra-modern country home has hit the market in Suffolk for £750,000 – but there’s a twist.

Planned for a picturesque site in Woodbridge, the home comes with rare “Paragraph 84” planning permission, only granted in exceptional cases for rural builds of the highest architectural quality.
Since 1997, fewer than five such permissions are awarded each year.

The design sets out a self-sufficient home with solar panels, battery storage, ground source heating and cooling, plus a water borehole and filtration system, alongside mains connections.
The property will be built into the natural contours of the land to minimise its environmental and visual impact.
At its heart will be a dramatic double-height “great hall” with panoramic views across a southern terrace and lawn.
A west wing master suite will include a private balcony, en-suite and dressing room, while the east wing will feature two further bedrooms connected by a Jack and Jill bathroom.

Additional bedrooms, a wine cellar, utility spaces and plant room are tucked into the earth on the north side, concealed from view.

The sweeping curves of the building create a sculptural design, with a roof that flows like a leaf over the timber structure.
